First property in 6 simple steps

A welcome wizard starts automatically on first login and walks you through. No manual needed — the app simply asks the right questions, one screen at a time.

  • 1 Welcome + a short overview of what you'll do
  • 2 Name, property type and city
  • 3 Capacity: guests, bedrooms, bathrooms
  • 4 Tick only what applies: pool, garden, cleaning, maintenance
  • 5 Rates: flat fee or per season, cleaning included or separate
  • 6 Seasons: choose when each rate applies — multiple periods per season possible

Adding a second or third property? Reach the same wizard via Accommodations → +.

🎛️ Dynamic modules

Only what applies

Most rental software shows every feature to everyone. CasaMio is different: only the modules you use show up in the bottom bar.

  • No pool? No Pool tab.
  • No mailings? No Campaigns tab.
  • Add or hide modules later via Settings → Modules.
  • Data is always preserved, even when temporarily disabled.
🏊 Per-property setup

Not every property has a pool

Renting multiple properties? CasaMio remembers per home which amenities exist — pool, garden, or neither. The Pool tab in the bottom bar only appears when at least one of your properties has one.

Private pool per property

Vacation home with its own pool in the garden? Tick the box and give the property its own pool data.

Shared pool for multiple properties

Resort with one pool for 4 cottages? Mark one as the owner — the other three share it. You track pH measurements and chemicals once, not four times.

Optional group name

Give the shared pool a recognisable name like "Main Resort Pool" — that name shows up in the Pool tab instead of a list of separate property names.

Automatic price calculation

For every new booking CasaMio calculates the total automatically based on the right seasonal rate and cleaning fee. You only pick the property and the dates.

  • A single flat rate or seasonal rates (low / mid / high)
  • Multiple periods per season — e.g. low season Jan–Apr and Oct–Dec
  • Cleaning included in the price or as a separate amount per booking
  • Apply a discount via one field — total updates live
  • Year-coverage bar reveals gaps or overlaps in seasons at a glance
📅 Bookings & calendar

A visual overview of all your bookings

The calendar shows all your properties on one screen with colored bars: green = fully paid, orange = deposit paid, red = outstanding. One glance and you know where you stand.

  • Same-day check-out + check-in allowed: guest A leaves, guest B arrives later that day
  • Conflict detection: on overlap you immediately see alternative properties
  • Status (inquiry, option, confirmed) and source (direct, Airbnb, Booking) per booking
  • External bookings from Airbnb, Booking, VRBO automatically in the same calendar
🧹 Cleaning & maintenance

Nothing forgotten

CasaMio automatically creates a cleaning task on every check-out. Add an interim cleaning with a single tap via the + button.

  • Automatic cleaning tasks after check-out (also for iCal bookings)
  • Manual cleaning: pre-arrival, mid-stay, deep clean
  • Maintenance tasks with priority, photo and status (open / in progress / done)
  • Pool pH and chlorine measurements + chemicals log

📊 Excel export

For your accountant or your own annual overview

Just one click or tap on "Export rental income" and CasaMio will generate a genuine Excel file (.xlsx) containing all your bookings for the current year. You can download it straight away, email it, or open it in Excel or Numbers.

🔐 Guest portal

Online check-in, wifi codes, house rules

Every booking gets a unique link with a 4-digit PIN. Guests check in online and see everything they need — wifi, house rules, alarm code, arrival instructions.

Secure: token + PIN, no account required for the guest. PIN regeneration available from the booking detail.

Give your team the right access

Your cleaner, co-owner or manager each get their own account. Per person you decide which tabs they see — cleaning only, or the full dashboard.

  • Four roles out of the box: Manager, Staff, Cleaner, Read-only
  • Per team member, customise menu permissions — toggle switches on or off
  • Own email address per team member, so the right alerts reach the right person
  • Add through Settings → Team in a few taps
